We evaluate hundreds of properties every year, and most do not meet our criteria. We are not afraid to say no, because when we say yes, we know the property is a good fit for us and for our investors.

Generally, we prefer to purchase C properties in B neighborhoods that have a value-add potential. These properties are already generating positive cash flow. With a few upgrades that allow increasing rents to market levels, it is a win/win situation for our investors, owners, tenants and the community.

OUR PROCESS

We are always looking for Deals, Evaluating Properties and Making Offers

Our goal in the Multi-Family process is to find C, C+, B- and B properties in growing areas that have the possibility of being upgraded to a higher level.

Ideally, these are already undervalued properties in    a higher ranked area that just need cosmetic improvements and upgrades to raise Rents and Property Values.

We have a great team uniquely qualified to identify and evaluate multi-family properties. The deal has to be right or we turn it down and move on to the next property

Kit Mixon has an extensive background in Finance with several oil related companies both here in the Houston Texas area as well as overseas. He is the first person to evaluate the deal before it is brought to the rest of the team.

Mickey Mixon is a small business owner with hands-on experience evaluating costs and repairs of properties. He has an eye for value added possibilities of multi-family units that can bring great returns.

Both Kit and Mickey were involved in single family rehabs, restorations for flips and rentals for 4 years before going into multi-family investments.

Lynda Cobb and Ashley DeLay both help keep our office running on track, and spend a great deal of time doing property research for acquisitions, and finding new Brokers and properties.

MEET THE TEAM

Kit and Mickey make the final decision on properties, but without the contribution of Lynda and Ashley, the process could take much longer. If it is a good deal, we need to move quickly before the property moves to someone else. Our team helps us to accomplish this goal.
